all the custom benefits of each. This is an optional
service that may appeal to many of our clients.
Rand
Soellner Architect, as you may know, is typically ranked among
the leading licensed mountain home architects on Earth. There
is no compromise in design in our organization. Our
designs are often featured in magazines and other publications.
We are recipients of multiple design awards.
Wills
Builders, Inc. is one of the best mountain home licensed general
contractors in Western North Carolina. Wills has a
full-time computerized cost estimator and project manager.
Your project is also scheduled on MicroSoft Project, so that
your materials arrive on site when they are scheduled and the
craftsmen appear when they need to and your home is built in a
more timely fashion. Wills also features a separate
webpage for your project on their website. On this page,
digital photographs of your project are regularly updated so
that you can see your project taking shape from afar.
Rand
Soellner Architect and Wills Builders Inc. are separate
companies, yet function as one organization on your behalf.
Currently, there are 7 home projects being Designed and Built by
our association. Rand Soellner Architect is responsible
for the design and Wills Builders, Inc. is responsible for the
construction.

Rand
Soellner Architect was contacted in mid-2006 by Wills Builders,
Inc. Justin Wills, the president of Wills Builders said
they were seeking an architect. A professional on whom
they could depend for creative mountain home designs along with
detailed construction documents, so that the builder would have
fewer problems during construction and so that their clients
would be satisfied. |

Soellner found this very interesting, because he was also
looking for an outstanding State-licensed General Contractor who
would actually build Rands projects the way they were
designed, without making unauthorized cheapening
changes unilaterally, and who would contact him to discuss
construction issues rather than guessing. |

So, Justin
Wills and several of his staff members came from Murphy, NC to
visit Rand and see several of his design drawing sets and
to tour several of his built projects, convincing themselves
that he had the right stuff. Rand then visited Murphy and
toured some of Wills Builders projects, noting the
high-quality craftsmanship. |

personalities and philosophies of design quality and
construction quality were compatible and consistent. Both
companies are highly experienced in Value-Engineering, wherein

Cashiers, in addition to Rand Soellner Architect also meeting
with clients in their Murphy office. Joint Design-Build
projects are now in progress in Murphy , NC (3), Cashiers, NC
(4), Fairview, NC (1) (south of Asheville) and Brevard, NC (1).
The team has also been approached by a worldwide clientele from
locations as far away as Jordan. |

will be creating a new main house, a secondary home and a boat
house. All of these facilities will be master planned by
Rand Soellner Architect to integrate with existing structures,
some of which have been on site for 50 years. |

INDUSTRY-UNIQUE
ESTIMATING:Rand
Soellner Architect, in association with Wills Builders, Inc.
developed a unique cost estimating system for the Design-Build
market. There are 4 levels of detail. The simplest
is Level 1; the most detailed is Level 4.
Level
1 Estimate: $/Square Foot, overall, based on the Quality Level
selected by You. Rand Soellner Architect developed over
the years, a unique set of outline specifications indicating
what is typically found in mountain home projects ranging from
$150/sf to over $425/sf. This allows you, during your
first meeting with our Architect, to easily understand and
select what components, systems and materials you would like to
have in your project.
Level 2 Estimate: $/Square
Foot, per each floor level (a one-of-a-kind, custom-developed
tool by our team).
Level 3 Estimate: $/Square Foot per
each Type of space (a one-of-a-kind, custom-developed tool by
our team). This allows you to understand what your Kitchen
will cost, your Master Bedroom, your Garage, your Media Center
and other spaces. A graph is included that, at a glance,
allows you to understand how much each part of your home will
likely cost.
Level 4 Estimate: Quantity
Survey take-off and detailed estimate based on Wills Builders
database of historical material and labor costs in the Blue
Ridge area of Western North Carolina, Northern Georgia and
Upstate South Carolina.

ADJUSTMENTS COORDINATED WITH IN-PROGRESS PHASED ESTIMATING TO
SAVE YOU TIME & MONEY: Swift, to-the-point cost estimates
appropriate to the level of completion of the documents at each
phase of the developing design. What is so important about
this? In the typical Design-Bid-Build method, you do not
know what your project is going to cost until the design is done
and bid. What happens if the bids are for more money than
you want to spend? The design is done. So would you
scrap the project, or pay your architect big money to redesign
the project from scratch? Having our teams estimates
during the design, before the technical documents are complete,
allows you to request that we modify certain things, which saves
