Mountain Property for Luxury Home Plans and Designs by Rand Soellner, Architect - Western North Carolina Architects - Highlands - Cashiers
Mountain Property for Luxury Home Plans and Designs by Rand Soellner, Architect - Western North Carolina Architects - Highlands - Cashiers
I am looking for property.
I already own the site on which I intend to build my home.
I have or want a smaller lot in a mountain neighborhood.
I want acreage out some where in the mountains on my own.
I want acreage:
Within a nice mountain community.
With mountain views that go on for miles.
With water views.
On a lake.
On a gentle stream.
On a big roaring river.
On a tall, Cliffside overlooking forever.
Down in a hollow, surrounded by woods.
Next to a little pond.
Not sure, I just like the idea of being in the mountains!

Exterior Walls

Not sure, but I will know it when I see it. Clapboard horizontal siding.
Timeless: cannot tell when it was built. Board & batten siding (vertical wood boards).
Rustic elegance: Mountain Lodge style of the sort seen on Rand Soellner Architect website. Poplar bark shingle siding.
Arts & Crafts style. Metal wall panels.
Big timbers. As much stone wall as I can afford.
Big round logs. Stucco with paint.
Large plate glass window areas. Contemporary.
Smaller windows, but lots of them. Colonial: lots of precise trim, white columns.
More walls than windows. Log siding.
Primitive Appalachian, rough. Cedar shingle siding.
Drystack stone. Smaller rectangular beams.
Real log cabin style. Large boulders and rocks.
Slick, glossy surfaces. Western Big Log Mansion style.
Rougher, textured surfaces. Carefully placed, smaller rectangular stones.
Cedar Shakes Stone: drystack Appalachian style (Rand Soellner Architect typical method)
Logs: rectangular, historic distressed 100 years Stone: drystack, formal
Logs: rectangular, milled Stone: other style:
Logs: round, historic distressed Vinyl Siding
Logs: round, milled

Roofing Materials

Metal roof (copper) Slate roof (authentic)
Metal (factory-painted galvanized steel) Slate (fiberglass-reinforced concrete - see Rand Soellner Architect website for examples)
Metal (bright silver galvanized steel) Slate (recycled rubber & plastic - yes, this is a material that is available).
Metal (factory-painted aluminum) Wood Shingles (Cedar)
Fiberglass-reinforced asphalt shingles- highest architectural grade – 50 year Wood Shingles (pressure-treated southern yellow pine)
Fiberglass-reinforced asphalt shingles- medium-high architectural grade – 40 year Roof Slope
Fiberglass-reinforced asphalt shingles- medium architectural grade – 30 year Steeply sloping roof.
Fiberglass-reinforced asphalt shingles- lower-medium grade – 20 year Lower sloping roof.
Fiberglass-reinforced asphalt shingles- lowest grade Flat roof.
Question: if your architect could provide you with a roofing underlayment that would cost you an additional $1,500 to have installed on your future home and this membrane would make your roof much more water –resistant than the standard methods being used under most roofs these days, would you approve this?
Yes
No
Not Sure

Not sure. Something with a bit of a mountain feel, though. I am open to options. Contemporary.
I want rustic elegance: something that tells me I am in the mountains, but is clean and easy to maintain. Hardwood floors through most of the home.
I want a true timberframe. Carpet floors almost everywhere.
I want a timberframe look for less cost. Carpet floors in secondary bedrooms to save on cost.
I want it to look like an old-time log cabin inside. Ceramic tile floors almost everywhere.
I want it to look like a modern museum inside. Slate or tile in bathrooms.
Open plan (main living areas open to each other-Kitchen-Dining-Great Room). Tall ceilings.
Most rooms partitioned and separate. Wood ceilings.
Foyer open to mountain view from entry. Drywall & paint ceilings.
Foyer separate and formal. Some wood walls.
Smooth, polished finishes. Drywall & paint walls.
Rough heavily textured finishes. Elaborate, large kitchen with large island.
Arts & Crafts style. Galley kitchen, minimum.
Rustic Elegance. Somewhere in the middle for my kitchen.
Timeless: cannot tell when it was built. Island counter in the kitchen.
Big timbers. Granite kitchen counters.
Big round logs. Plastic laminate counters are okay with me.
